// Loft Conversion (Hip to Gable) // E17
We used Victorian Lofts & Construction to provide a full loft conversion with rear dormer in our mid-terraced 1930s house in Waltham Forest. Their initial quote was very competitive considering our house had a hipped roof and therefore required a 'hip to gable' conversion, with a decent sized bedroom and extra bathroom. We also used their recommended architect who was able to provide plans with structural calculations at a very competitive price.
Victorian Lofts & Construction's quote included delivery and installation of steel beams, skip hire, scaffolding, building of the gable wall (with side window), external rendering, full width rear dormer, roof tiles, 2 roof windows, fitting of new stairs and stair furniture, doors, skirting/architraves, floorboards and plastering. Fixtures were not included but fitting was, this included bathroom furniture (3 piece suite + storage cupboard). Installation of radiators was included as well as plumbing and electrics. We decided to get our own decorators and tilers for the bathroom but this can be done by VL&C.
The main project manager (Genc) managed communications with Building Control and arranged the various inspections appropriately. He ensured there were no issues and getting the completion certificate was straightforward. The speed of their work was impressive. The steel beams were delivered and installed by the end of the 1st day! Rear dormer was completed in a few days and new stairs were fitted in less than a day. Electricians, gas engineers, plasterers and carpentry teams arrived in a timely manner throughout the build.
Overall we were very happy with VL&C, the work was completed to a high standard in a very short period. They also took the hassle out of dealing with Building Control. Their communications were very good and informed us in advance when different trades people were going to arrive.

Having obtained quotes from three different firms we decided to go ahead with Victorian Lofts as they had carried out a number of very similar jobs, they were competitive on price & we both felt confident of working with the main contractor, Genc.
Whilst other architects had come recommended we decided to go with Victorian Loft’s preferred contact & this led to good communication between the builder, the architect & ourselves. Again the combined drawings & structural calculations the architect provided were not overpriced.
We had heard of & read about a number of horror stories when it came to loft conversions incurring problems & often running well over time. However from the moment Genc, & to begin with his roofing team arrived, things ran smoothly & to time. We did not have any issue with the weather as each of the x2 dormers were installed in just one day, leaving the house weatherproof by the evening on each occasion.
Victorian loft’s price also included the cost of the scaffolding & skips so there were no delays in waiting for different firms to coordinate.
Victorian Lofts worked efficiently during the seven week project with different teams arriving throughout the process. Once the roofers had completed much of their work separate teams of electricians, plumbers, carpenters & further down the line tilers & plasterers arrived to complete each of their separate jobs. This seemed to keep the momentum of the job going with each of the contractors specialists as opposed to a multi-skilled builders whom would no doubt be slower on certain tasks. For example the new timber staircase was installed in a day. Similarly the floor & shower surround was all tiled by a team of two in one day.
The different tradesmen were also familiar with working with one another so had no issue in working with or around each other when it came to slightly more complicated aspects of the job.
As anticipated we redecorated the hallways of the small house once the work was completed. However given the vast majority of the building materials were loaded in through the roof the level of disruption was less than we anticipated.
The ‘L’ shaped dormer conversion incorporating a main loft bedroom & separate shower room was completed & signed off by an independent building control firm seven weeks after the work commenced.

We got a number of quotes from different companies for our loft conversion however as soon as we met Genc from Victorian Lofts and Construction we felt we would have a good working relationship with him and that we would trust him.
